OVERVIEW

In Australia, Property values have increased by over 67% in the last decade. In April 2025, around 34% of all Australian homes are valued at $1M or more. In capital cities like Sydney, about 64% of homes now exceed the $1 million mark. The $1 million price tag now lies roughly eight years of household earnings for the average Australian, making it increasingly challenging for younger and lower-income families to enter the market. With interest rate cuts expected and continued strong migration and investor demand, further price rises are anticipated. As a result, many buyers are turning to regional and satellite cities for more affordable options.

In Brisbane, affordable housing remains a fundamental priority in urban planning, responding to the increasing demand for equitable and inclusive living in one of Australia’s fastest-growing cities. Despite various government efforts, Brisbane continues to face mounting challenges. As of 2023, nearly 42% of low-income renter households in Queensland spent more than 30% of their income on housing, a key affordability benchmark.

Research shows that affordable housing projects across Queensland often face project delays of 6–9 months, with cost blowouts of up to 18%, largely due to regulatory red tape and fragmented coordination across agencies. In Australia, several affordable housing projects, particularly across Queensland, have encountered significant delays and cost overruns due to regulatory hurdles and poor inter-agency coordination. For instance, the Logan Affordable Housing Initiative experienced a delay of nearly eight months, as planning approvals were stalled by overlapping requirements from local and state authorities.

Brisbane’s affordable housing strategy is also underpinned by state-level initiatives such as the Queensland Housing and Homelessness Action Plan 2021–2025, which aims to deliver 13,000 new social and affordable homes by leveraging government investment and partnerships with community housing providers.
